What to avoid before you take possession of your new home.

Your mortgage approval can be affected by changes to your finances before closing. To help keep your new construction mortgage on track, avoid these common mistakes before your possession date:

01

Making large purchases: Wait until after you move in to make major purchases, start a new lease, or take out a new loan.

02

Changing your employment: Try not to quit your job, change jobs, or reduce your income before possession without speaking to your mortgage advisor.

03

Using your down payment for closing costs: Keep your down payment funds separate from the money you’ll need for closing costs so both are available when needed.

04

Damaging your credit: Stay current on payments and avoid high credit card balances or other changes that could affect your credit score.

05

Taking on new debt: Do not co-sign, guarantee, or take on another mortgage, loan, or major debt before closing.

06

Moving unexplained funds: Make sure any large deposits or transfers into your down payment account can be clearly explained and verified.

07

Submitting multiple mortgage applications: Avoid submitting multiple mortgage applications unless advised by your mortgage partner.

Frequently Asked Questions

How can I get pre-approved for a mortgage?

Getting pre-approved for a mortgage typically starts with submitting an application through a mortgage broker or lender. They’ll review details such as your income, employment, credit history, down payment, and overall financial situation to help determine how much you may be able to borrow. If approved, you’ll receive a pre-approval letter that can give you a clearer idea of your budget as you begin shopping for a new home.

What documents do I need to apply for a new-build mortgage?

Most mortgage applications require documents such as proof of income, employment verification, credit history, government-issued identification, and down payment details. For a new-build mortgage, your lender may also ask for information about the home, builder, purchase agreement, deposit structure, upgrades, or expected possession timeline. Exact requirements can vary, so it’s best to confirm with your mortgage partner before applying.

Are there any incentives for first-time homebuyers?

There are several incentives and programs available for eligible first-time homebuyers in Canada.

The Home Buyers’ Plan (HBP) allows eligible first-time homebuyers to withdraw up to $60,000 from their Registered Retirement Savings Plan (RRSP) to buy or build a qualifying home. If both buyers are eligible, a couple may each be able to withdraw up to $60,000. HBP withdrawals must generally be repaid to the RRSP over a 15-year period.

The First-Time Home Buyers’ Tax Credit, also known as the Home Buyers’ Amount, allows eligible first-time homebuyers to claim up to $10,000, which may result in a non-refundable tax credit of up to $1,500.

Eligible buyers may also be able to use a First Home Savings Account (FHSA) to save for a first home tax-free, subject to contribution limits and program rules.

For new-build homes, eligible first-time buyers may also qualify for the First-Time Home Buyers’ GST/HST Rebate, which can provide GST relief on qualifying newly built homes.

Programs, limits, and eligibility requirements can change, so it’s best to speak with your mortgage advisor or tax professional to understand which options may apply to your situation.

How long does the mortgage approval process take?

The mortgage approval process can vary but generally takes anywhere from a few days to a few weeks. The timeline depends on the complexity of your application and the responsiveness of all parties involved.

Is Shane Homes one of the Calgary home builders with financing options?

Yes, Shane Homes can help you with financing options for a new construction home in Calgary, Airdrie, or Chestermere. At Shane Homes, we partner with experienced mortgage professionals at MortgageTree, TD Canada Trust, ATB Financial, BMO, and RBC. We also have a Calculator Hub, where homebuyers can quickly estimate their monthly costs and down payment, run a Canadian mortgage calculation, and compare multiple scenarios side by side to find the option that fits their budget. Our Calculator Hub also helps you check what you can afford by estimating your maximum mortgage and the income you’d typically need. Contact our Area Managers for more information about your financing options.

Is getting a mortgage for a new build different from buying a resale home?

Yes, financing a new build can be different from buying a resale home because the timeline, deposit structure, upgrades, and possession date may work differently. Depending on the lender and the type of home you’re buying, you may need to plan for a longer rate hold, builder documentation, updated financial details, or final approval closer to possession. A mortgage partner can help you understand what applies to your situation and keep your financing on track.

When should I apply for a mortgage when buying a new home?

It’s best to speak with a mortgage partner early in the homebuying process, ideally before you finalize your purchase or select upgrades. Getting pre-approved can help you understand your budget, compare mortgage options, and move forward with more confidence when you’re ready to purchase. If you’re buying a new build with a longer possession timeline, applying early can also help you plan for rate holds, deposits, and closing requirements.
