The first opportunity in almost 30 years to build a new home at the prestigious Hamptons Golf Club has arrived.
Enclave at the Hamptons is a small but exclusive residential development created by the recent redrawing of the venerable course. There are 10 lots in Phase 1, which is 50 per cent sold, and another 56 lots in Phase 2. Shane Homes is the exclusive builder in Phase 2, to be located on the former 14th and 15th holes of the golf course.
“Lots 1 to 12 back onto the existing golf course and lots 13 to 56 back onto green space. They have very beautiful views,” says Shane Homes area manager Jack Kushner.
The standard specifications for an executive home in the Enclave will be higher than in most other new neighbourhoods.
“Ten-foot-high ceilings on the main floor, beautiful dressing rooms with built-ins, super large shower, triple-car attached garages — every customer has different things that are important to them.”
He offers assurance that architectural guidelines are in place to protect the integrity of the development and the buyer’s investment.
“We expect a great deal of diversity in the Enclave. From Urban Modern to Modern Prairie, plus more classic architecture, like Georgian or Tudor — it will be a nice mix. We don’t want the community to have a cookie cutter feel or look. We want it to look like an estate community from the moment you drive in.”
The Phase 2 lots are on the newly created cul-de-sac of Hampstead Mews N.W. and are 35 feet to 56 feet wide, with six pie-shaped lots.
Lot sizes will accommodate homes from 2,500 square feet to 4,500 square feet in size, with prices expected to be in the $875,000 to $1.8 million range.
Shane has a show home under development, but as a custom builder, there are no standard models specific to this community. The sky’s the limit.
“We customize a home to the wants and needs of the customer. We may start with one of our models. We may start with a customer sketch. We may start with a blank piece of paper,” Kushner says. “We pick the brains of the customer, listen very carefully, come up with something that’s close and tweak it until they’re in love with it.”
Shane Homes brings a depth of experience to the Enclave after building many custom homes across the city. Shane was involved in every phase of Aspen and the recently completed Westgrove Point in the city’s southwest.
“We’re just completing a 4,000-square-foot infill facing Confederation Park and that one did start as a blank piece of paper,” Kushner notes.
Like the revitalization of the Hamptons Golf Club, the Enclave presents a fresh opportunity to build a new home from the ground up, designed for 21st century lifestyles while staying within a mature, complete community. There’s some excitement rippling through the area, where most of the homes were built in the early 1990s and homeowners finally have the chance to move up and build in a familiar area with all the amenities — parks, playgrounds and pathways to Nose Hill Park — already in place.
“Many of our customers are coming from the existing neighbourhood and, certainly, the surrounding communities in the northwest. Some have growing families or are downsizers looking for an executive home with all the new efficiencies and design in a well-respected community. That’s why the quality of investment in the Hamptons is exponentially higher than in other areas of the city — because it’s an infill community,” Kushner says.
