It’s difficult for a condo development to fit the needs of most potential buyers without offering a range of floor plans.
This is something the Mark 101 in Sage Hill has in spades. The award-winning northwest Calgary development by Shane Multi-Family, now in its third and final phase of development, offers 17 floor plans.
The current lineup of options at the Mark 101 blends the strongest condos from the second phase with additions inspired by customer feedback.

One-bedroom condos, one-bedroom plus den, traditional two-bedroom plus two bathroom, and mid-sized two-bedroom orientations, each account for about one quarter of the floor plans offered within this building.
 “We have a great selection of suites that just flow into each other,” says Tim Huxley, area manager for the Mark 101, on the transition between sizes.
“The one-bedrooms grow into the one and den suites, and there’s a very quick crossover into the smaller two bedrooms, that are just a few feet bigger. Then there’s the jump to the big two bedrooms — which is an easy flow, too.
“We do have something for everyone.”

Huxley says he is seeing customers compare suites that they may not have considered before.
For instance, many people are weighing one bedroom plus den floor plans against two-bedroom floor plans “because both do the job.”
“I don’t think I’ve ever seen that before,” he adds.
The Mark 101’s foray into mid-sized two-bedroom condos has been a success.
“They’ve been incredibly well-received,” says Huxley, adding interest from buyers in earlier phases inspired this addition to the development’s pool of options.
There are five such floor plans, in a category named the Dukes, ranging from 720 to 760 square feet.
Some of these have one bathroom and others have two bathrooms.
Another variation is that some of the Dukes have a window in the secondary bedrooms and others don’t. Those that don’t have a window in the secondary bedroom are available at a lower price.

The one bedroom plus den floor plans range from 705 to 784 square feet and the larger tier of two-bedroom floor plans range from 865 to 946 square feet.
The two largest two-bedroom condos boast a handy IT zone.
There are also two one-bedroom floor plans, measuring 613 and 623 square feet, respectively.  
“We’re sharpening our pencils and we are getting it right,” says Huxley of the mix of price and floor plans the development.
Presently one-bedroom condos at the Mark 101 start in the $150,000s and two-bedroom condos are available in the $180,000s.
The development is located in the scenic and amenity-rich Symons Valley corridor.
