As a junior high math and science teacher, 31-year-old Jennifer Mahal was all about the numbers when buying her first home.

She not only found a condo that worked for her financially in Shane Multi-Family’s Mark 101 in northwest Calgary’s Sage Hill, Mahal got a two-bedroom home that has standard features that are considered upgrades, with a price tag, in other projects she looked at.

“I did the math and it was cheaper than others we looked at while having all the things important to us,” she says.

A bonus incentive from Shane was coverage of her condo fees for a year.

Mahal, a teacher for five years who has saved money for a home by living with her parents, and her boyfriend, in the banking industry, moved into their 700-square-foot condo this month after a six-month search.

Besides high-end standard interior features such as stone countertops, upper cabinetry and a large island in the kitchen, with a drop ledge for extra seating space, privacy and security were major “must-haves.”

She says the couple tested the noise protection of the unit because “that’s huge for me. I’m a light sleeper and need to get up early. So, I really appreciate the layers of drywall and ceiling that mean I don’t hear my neighbours.”

And then there is Mark 101’s heightened security: underground parking with security cameras in the concrete-clad garage area along with parabolic mirrors for greater visibility of pedestrians and vehicles and cameras on the exterior, elevator lobby and stairwell entrances.

“I go to work early and often come home late and as a woman I want to feel perfectly safe,” says Mahal.

She also appreciates the fact a full-sized storage locker is separate from the parking area, and inaccessible from the outside.

Robyn, an analyst at a Calgary utilities company, is also thrilled with her two-bedroom, two-bathroom 830-square-foot unit at Mark 101, also citing her home’s outstanding features.

“What really sold me was the fact that what would be considered ‘upgrades’ elsewhere were standard at the Mark 101,” says Robyn, she wished to not use her last name. “For example, nine-foot ceilings and stainless steel appliances. I was looking for a unit that was gorgeous, functional, and had great resale value and this project really checked all the boxes.”

Robyn, who took possession in 2018, already owned a condo in Kincora, just south of Mark 101, “so I was already sold on the community. “

She was interested in upgrading from her first home purchase and visited the Shane Multi-Family showsuite.

“I was sold immediately; so much in fact that I purchased a unit with the same colour palette (as the show suite).”

And that show suite was to scale.

“I have visited other developments where the show suite was adapted to accommodate office space which falsely advertises the size of the actual suite. My suite at the Mark 101 is exactly as I envisioned — beautiful.”

Robyn also likes quick accessibility to grocery stores, gyms, restaurants and walking paths in the community and the convenient location near Stoney Trail “makes it a breeze to drive to the mountains.”

Mark 101 has move-in ready one- and two-bedroom homes from 610 square feet to 910 square feet, starting in the $170,000s. Shane Homes currently offers a promotion covering a new buyer’s main bills — condo fees, utilities, property taxes, insurance and a Netlfix subscription — for a year.
