Have your hours of operation changed for COVID-19? Or other questions about COVID-19...
Our showhomes and sales centers are open with regular hours. However, the Design Studio is by appointment only. The Sunday Design studio tour and browsing days are cancelled until further notice.
We understand your concern around COVID-19 as we collectively face more changes in our day-to-day and future plans. Your health and safety is important to us and in-line with Alberta Health Services we have introduced an extensive set of measures to mitigate any potential risk to our staff and customers. To help our customers continue the search of finding their perfect home, our showhomes have remained open. Sales centers are open with regular hours however the Design Studio is by appointment only. The Sunday Design studio tour and browsing days are cancelled until further notice.
If you would like to schedule an individual appointment you are welcomed to call the area manager in your desired community however an appointment is not necessary. Please note, that upon your visit to our showhome, we have asked our area managers and sales associates not to shake hands and to maintain a safe social distance. We may ask you to reschedule your appointment if you appear to have any symptoms during your visit.

Are there virtual tours available?

Also, our area managers have additional video tours available. They will send them to you if you reach out.

Do you build bungalows?
Yes, but it depends on the community. Right now you can build bungalows in Sirocco or the Hamptons. We need to have a certain size lot to accommodate bungalows.

What is the design center/studio process?
Normally we offer tours and browsing time every Sunday. Tours run from 11:00 am to 12:00 pm, browsing is open 12:00 pm to 4:00 pm. However, we have cancelled them until further notice due to COVID-19. Visit the following link for more information: Interior Design Selection Appointments

What can I customize? Are there draftspersons or architects available to design what I like?
This depends on what type of home you build. Condos, paired and townhomes have some limitations, however the sky is the limit with single family laned and front drive homes. Can I connect you with an area manager to review your wish list so they can confirm the possibilities?
We have designers, architects and draftspersons available who can help you customize a plan that fits your needs. However, the level of customization will depend on community, product type and price range. Connect with an area manager to review your wish list so they can confirm the possibilities!

How long does it take to build a home?
Construction roughly takes 5 months plus the time it takes for your approval and selections. It also depends on how complex the customization is.

Do you have any new homes already built?
Yes, we have a selection of already built homes in several communities. You can view our selection here: Quick Possessions
 
How much deposit does the builder require?
A 5% deposit is required for homes under $1M, and 20% for homes over $1M.
 
Can I visit my new home during construction?
Normally yes, as long as you check in with the sales centre and pick up personal protective equipment first. However, during the COVID-19 we ask that our customers do not enter their homes in order to ensure their safety along with the safety of our construction teams.
 
Do I need to have a realtor to buy a home with Shane Homes?
You do not need a realtor to buy a new home.
 
Will Shane Homes list my current home for free?
Yes. The List for Free Program offers buyers of a new Shane Home savings by reducing the commissions on the sale of their existing home. As part of the List for Free Program, Shane Homes will pay the listing representative the portion owed to them by the seller. This equates to savings of up to 50% on the commission!
 
Do you offer down payment plans over the course of the build?
We require a minimum $5000 when we write the deal and the balance can be broken up into payments however we can’t start construction without the full 5% down.
 
What if I lose my job while I’m building my home?
There are banks that will do an approval upfront and not re-check the employment or credit as long as you don’t add to the original approved amount. Some banks also offer job loss protection. Speak with an area manager for more info.
 
What is my warranty from the builder?
We are proud to provide you with protection against defects in materials and workmanship of your new home for one full year after your occupancy date exclusive of separate manufacturer warranties. In addition, through The Alberta New Home Warranty Program, you will receive further protection on your new home for a full ten years on major structural items.
 
Do you offer price protection?
We offer price drop protection on all new builds. If the base price drops on the model you purchase anytime during construction, we will refund you the difference. Price drop protection does not apply to already built homes, and you must purchase before June 30th 2020.
 
What are the ‘standards’ in a Shane Home or what’s included in the price? 
The standards are dependent on the model of home; however, they are listed on our website under each model. Here is an example of what is included: Standard Specifications
 
Where are your condos located?
Our condos are located in Sage Hill Northwest Calgary. Visit The Mark 101

What services are included in condo fees? Is parking included?

We offer parking with all of our units, most of which are heated underground.
 
Are there condo fees?
There are condo fees for the Mark 101 in Sage Hill and they range from $215-$300 per month.
 
Do you have a promotion where you will pay my bills for one year? (Mark 101)
Yes! We pay up to $5200 on one bedrooms, and $6500 for two bedrooms at the Mark 101. This can be applied as a discount to the purchase price, or we can cut you a check at possession.
 
Are garages included in the price?
The garage is only included in the price of our single family front drive homes and some of our townhomes depending on the community.
 
Is the price for paired homes the price for both houses or is that just one side?
The pricing for paired homes is for one side, not both.
 
What are your most expensive homes?
Our most expensive homes are custom estate homes in the Enclave at the Hamptons in the NW. Starting from the high $800’s, however some people spend up to $1.8M depending on what they design and build.
 
Do you have apartments for rent?
We currently do not have rental units available. 
 
When is the Glacier Ridge community going under construction?
We estimate that construction will begin around 2022.
 
Would I lose my chance for my realtor to represent me if I go to a showroom on my own?
Realtors must introduce and register you with a Shane Homes Area Manager on your first visit. This only applies if you have not been in contact with us before, or for the last 60 days.
 
Does Shane Homes support sponsorship for non-profit organizations?
We are strong supporters of causes that promote health, wellness and education, and that help change people’s lives for the better. If you have a sponsorship opportunity please contact the head office at 403-536-2200.
 
Are any of your homes 55+ or for seniors?
We do not have homes built with 55+ residents in mind. Anyone can live in our homes.
