I will be going over items we commonly show on our second floor plans and why it is important that they are there.

3. Main bath

The main bath has the standard sink, vanity, toilet and shower/tub combo. It is the primary bath on the second floor and is accessible from the second floor hallway and easily accessible from the children’s bedrooms. Upgrades made to the owners ensuite can easily be reflected here as well.

4. Laundry Room

Shane Homes plans typically include a separate laundry room. Creations by Shane Homes plans typically include a laundry closet with a bi-fold door, with either side by side washer and dryer or a stacked washer and dryer.

The laundry room must have a minimum 2’8” door according to Building Code, in order to accommodate the install of a washer and dryer. Typically flooring is either linoleum or upgraded to tile. This could also be another location where the roof attic hatch access can be found and is preferable to be located here as opposed to the owners ensuite.

Options that can be added in the laundry room include:
• Laundry sink with a cabinet for storage
• Counter top over the front load washer and dryer to provide a convenient work space to fold clothes
• Upper cabinets for storage
• Built-in ironing board to provide a handy spot to do this not so favourite chore and to store (and hide!) your ironing board

All these upgrades to the laundry are to help make life a little simpler and to help avoid clutter by having proper storage to organize in the first place.

3. Children’s bedrooms

Shane Homes floor plans and Creations by Shane Home floor plans typically include two additional children’s bedrooms, similar in size to avoid fights over room selection, which are ideal for growing children, or to be used as a home office and/or guest room. These are fitted with a standard size closet with bi-fold doors and also egress windows.

Some Shane Homes and Creations by Shane Homes plans will include walk-in closets in the secondary bedrooms such as the Tofino model.

4. Family room

Our Shane Homes floorplans typically have a family room. The second floor family room provides a secondary living space for the family. It is typically where the family can gather to relax but it can easily be turned into a playroom for children or can be utilized for multiple purposes depending on your personality and interests. It may be located in the centre of the second floor, separating the owner’s suite from the secondary bedrooms, or it may be located at the front of the home over the garage. Depending on the configuration, it may or may not have privacy doors to lessen the noise to the bedrooms.

It is also commonly referred to as the ‘bonus room’ as it typically located over the garage and is considered a “bonus space”.

Some of the options that can be added to the family room include:
• Wet bar
• IT centre
• Entertainment centre

You might see double dotted lines at doorway locations outside the family rooms, ensuite or even closets. This is to show archways in lieu of doors. The actual archway height is noted on the plans as well.

If you like the look of a high ceiling, upgrading to a vaulted ceiling (if possible) is a great option. We show these with dotted lines and notes.

In some cases family rooms have been extended with a cantilever and depending on the roof design, this may require either a dropped or a flush beam. Height of these cantilevered walls might show on plans if required.
