I will be going over items we commonly show on our second floor plans and why it is important that they are there.

7. Additional second floor features

We have built a home or two and we know which options are popular for our customers, so we offer them on our brochures for our customers to select. Popular second floor options include:

• Family Room Wet Bar: The wet bar option includes upper and lower cabinetry, bar sink, bar fridge, and microwave to make the family room a perfect space for family movie night with popcorn and beverages or for entertaining guests. Flooring would include either linoleum or tile.

• The IT centre would generally be tucked away in the family room, allowing parents the ability to keep an eye on their children if they are on the internet or doing homework. It would include a wood topped desk with keyboard tray and component tower.

• An entertainment center is a great way to turn your family room into a state of the art media room, complete with built-in cabinets, surround sound and room for a wall mounted TV. Our plans will show the general size by lines, with more detail included on our cabinet drawings.

Pocket doors are a great idea when the swing of a normal door would interfere with something else. These doors are noted on the plan and are shown within the walls. They are also space saving and are available in many styles from single to double, to frosted glass and so on.

Here are a few other things that you may see on the plan to note:

• Around the perimeter of the second floor plan you may see an arrow either at the side of the house or front and back. This denotes the roof truss direction.
• Another thing you may see is the “Tall Wall” note which indicates a wall hatched different than the majority of the other walls; this is usually at the stair well when located next to an exterior wall. This is not a typical 8’ wall as it running 2 floors in height. It needs to be engineered to make sure that the correct installation and connections are achieved.
