The ability to buy a new condo in an established development and community provides the best of both worlds.
Not only does the buyer get a modern layout with current finishes, but built-in amenities and the benefit of avoiding living near construction long-term.

This is what people will experience when they buy in the third and final phase of the award-winning Mark 101 at Sage Hill, which is comprised of 206 suites in total.

The first two buildings of this sophisticated development by Shane Multi-Family are sold out and all buyers have moved in.

“A big benefit of buying in the third and final building is the builder has finished and moved on,” says Brooke Hawco, Mark 101 area manager.

“After they take possession, we leave the project because it is complete,” she adds. “Buyers in Building 3 will never have to live through construction like Building 1 or Building 2.”
Buying in the final building is also beneficial for people when they are ready to sell their suite on the resale market.
“They will not be in competition with the builder for years on end because we are no longer there,” says Hawco.
Building 3 will have 72 suites. They include floor plan configurations with one bedroom from the $160,000s, and one bedroom plus den from the $190,000s. There are also smaller two bedroom and two bathroom floor plans from the $190,000s, and larger two bedroom and two bathroom floor plans from the $260,000s.
Condo fees are based on the square footage of the floor plan. On one-bedroom condos, they start in the mid-$200s, and for two-bedroom condos, they start in the mid-$300s.

These fees cover building maintenance, building insurance, landscaping, snow removal, and utilities, except for electricity.

“A lot of things are covered that, typically in a house or a townhome, would be out of your pocket,” says Hawco.
The highest number of suites currently available in Building 3 are of the larger two bedroom and two bathroom variety. They range from 911 to 946 square feet.

There is presently one show suite for the Mark 101, reflecting one of its two bedroom and two bathroom floor plans.

The location of the development’s final phase also has its advantages, including greater exposure to natural light.

“One whole side of Building 3 is the premium side of the project because it is south-facing,” says Hawco. “That’s a huge bonus because many people want to be south because you are going to get the sun.”
The entire development is walkable distance to a range of places to eat and shop, including a Walmart Supercentre.
