Shane Homes Warranty
 
We are proud to provide you with protection against defects in materials and workmanship of your new home for one (1) full year after your occupancy date exclusive of separate manufacturer warranties.

In addition, through The Alberta New Home Warranty Program, you will receive further protection on your new home for a full ten (10) years on major structural items.

Shane Homes has the certification mark of Master Home Builder. The Master Home Builder designation provides the confidence that your new home will be built with true professionalism.

The safety of you and your family as well as our trades and staff is very important to us. The ultimate goal is to have everyone go home at the end of the day safe and well. That is why we have implemented many safety policies and procedures that ensure the jobsite is a safe work environment for our trades and a safe place for you to visit your new home while it’s under construction.

Customer and Trade Jobsite Safety Videos

We have produced a customer safety video as well as a trade jobsite safety video that outlines the potential hazards that can occur during the construction process of your new home. By watching the videos you can help contribute toward the safety of you and your family while educating yourself on jobsite safety.

Safety Care Kit

As a Shane Homes customer you will also receive a safety care kit for your new home. This kit contains a fire extinguisher and first aid kit providing the many items necessary in case of an accident or emergency.

Full Time Safety Supervisor

We have a full-time safety supervisor on staff to help ensure your safety and the safety of the trades-people working on your new home. We also have our C.O.R. (Certificate of Recognition) in safety which is issued to employers who develop and implement health and safety programs that meet established standards.

Construction Safety Training Program

Our field staff have first aid training, carry first aid kits in their vehicles and have completed the Construction Safety Training System Program. Our trades are also supplied with a jobsite safety video, created by Shane Homes, outlining safe work practices. We have set the above procedures in place to help ensure the safety of our customers, trades and everyone around them.

Personal Protective Equipment

Each of our showhomes is stocked with personal protective equipment and hard hats. As an added safety precaution our customers are required to sign into the showhome to receive and use this equipment before visiting their home under construction.

The Shane Homes List For Free Program offers buyers of a new Shane Home savings by reducing the commissions on the sale of their existing home.

The average commission structure to sell a home is 7% on the first $100,000, 3% on the remaining balance of the sale of the existing home, plus GST on the commission. The total commission owed by the seller to the realtor(s) is 50% to the Buying Representative and 50% to the Listing Representative.

As part of the List for Free Program, Shane Homes will pay the Listing Representative the portion owed to them by the seller. This equates to savings of up to 50% on the commission!

List for Free Program Terms & Conditions:

  1. The customer must enter into an unconditional or conditional agreement with Shane Homes to purchase a new home.
    • Entering into an unconditional agreement will guarantee the price of the new home and lot.
    • Entering into a conditional agreement will guarantee the price of the new home for 90 days. The lot will also be guaranteed for 60 days with a first right of refusal, upon which the customer must enter into an unconditional agreement with Shane Homes.
  2. The customer must use Shane Homes’ designated CREB realtor as the exclusive Listing Representative for the sale of the existing home.
  3. The customer may list their existing home with Shane Homes’ designated CREB realtor prior to purchasing a new home with Shane Homes. The Buying and Listing Representative’s commission will be initially charged to the customer; however, Shane Homes will pay the Shane Homes designated CREB realtor’s commission when the customer enters into an unconditional purchase.
  4. The customer is responsible for the Buying and Listing Representative’s commission if the customer did not enter into a purchase agreement with Shane Homes prior to the sale of the existing home.
  5. List for Free offer must be presented to the Area Manager prior to the offer to purchase and signing of addendum.

The Expressions Design Studio browsing days are a great way for our customers to get a feel for all the latest trends and to help make their design decisions. You will have access to our browsing day schedule as well as your interior and exterior design selection appointments.

Accessing your financial summary and deposits is a great way to stay on track and keep up-to-date, accurate records of your financial documents.

Home Care Service and Warranty

To find out how the program works, take these simple steps:

Introduce and Register your Client

On your initial visit to the showhome you must introduce and register your client in person with a Shane Homes Area Manager. The client must be a customer we have not had contact with ourselves within the past 60 days.

Registration Agreement

The Realtor - Client Registration agreement must be completed in its entirety with your signature and the date.

Commission Amounts

Commission amounts must be negotiated with the community Area Manager and the terms of cooperation confirmed prior to an 'offer to purchase'.

The Shane Homes Area Manager will complete and process the purchase agreement and all necessary contracts. The customer will receive copies of all documentation.

All contracts must be executed within sixty (60) days of prospect/agent registration.

You will receive payment after the customer takes occupancy of their new home.
