When you choose to buy your new condo with Shane Multi-Family, you will be able to rest assured that you have made the right choice! There are a number of steps you must go through while you’re making your new condo purchase. Below, we break each step down to help guide you through this process, and through the front door of your new home!
 
Getting Pre-Approved
Before the search even begins, it is crucial to have an understanding of what you can afford. The pre-approval process will provide you with an estimate of the amount of money you can borrow for your mortgage. At the Mark 101, your Area Manager is happy to help you get this process started! A trip to the bank will give you the financial details you need in order to proceed with your purchase and establish a realistic budget for your new home based on your income level.
 
Finding the Right Home for You: Do your research
Knowing what you need and what you want in your home will make it easy to find the right home to suit your lifestyle. In your initial meeting with your Area Manager at the Mark 101, they will work with you to determine what is important to you in a new home. They will walk you through all the available options and upgrades and answer any questions that you may have. Once you have made a decision on your home, you will be able to place your suite on a 72 hour hold with just a $1,000.00 deposit. From there, you will receive a disclosure binder with a comprehensive summary of all the information you need to make an informed decision.
 
When you place your minimal deposit, we will place your suite on hold for you as well as hold the price. This will ensure you get the price you agreed upon should prices increase!
 
Purchase and Sales Agreement: Finalizing the terms of sale
Now that you are pre-approved for a mortgage and have selected the condo that is right for you, it’s time to proceed with your purchase. Items covered during this meeting will include price, finalizing financing, and a tentative possession date to help you plan ahead for the big day. You will also be required to remit the required deposit at time of signing.
 
The Interior Design Process
Our award winning team of interior designers have selected four different, wide, and varied colour palettes for you to choose from, each with a series of upgraded options available to you. Here you will make all of the selections required to design a space that excites and inspires you! Typically, customers choose to select their interior design options at time of signing the Purchase and Sale Agreement.
 
Preparing for Closing

You’re almost ready for possession! When you prepare for closing, it’s important to review your final documents and bring in your necessary payment for closing in the form of money transfer or cashiers cheque. On the day of closing, your final walk through will be scheduled with your Area Manager. This will provide you the opportunity to inspect your property before you sign your closing documents to ensure you are completely satisfied with your purchase. If you have chosen to use our solicitor, all of your legal fees pertaining to your mortgage preparation and land transfer will be covered. This meeting can take up to 2 hours and will confirm that you are purchasing the home under the conditions that were set during your mortgage approval, all of your funds have arrived, all of the conditions to closing and transfer of title have been met, and finally, to give you the keys to your new home!
 
Possession Day

It’s time to take possession of your new home! On moving day, we will have our Home Care Specialist onsite to ensure that you have everything you require to make your move an easy transition and to answer any questions that you may have. Congratulations, and welcome to the Shane family!
 
After Possession

Once you have moved in and settled, Shane Homes is still here to help! After possession day, your future communication for The Mark 101 will be with our service department until your warranty expiration date. Your Alberta New Home Warranty coverage begins on your possession date.
