Here's how it works |
|
Have a guarantee built into your purchase agreement that if your home does not sell by occupancy Shane Homes will purchase your existing home at *ninety-three percent of the fair market value, as established by our agent of Re/max Real Estate. If the net guarantee is acceptable as a worst case scenario, the purchase of your new Shane Home can be finalized.
*The seven percent discount is in anticipation of the cost of the sale (commissions, risk, salability and timing due to market uncertainties). |

Upon Your Acceptance |
|
A purchase agreement will be drawn up between yourself and Shane Homes, which includes the following points:
1. Shane Homes will purchase your current home on the occupancy date of the new home for the guaranteed price, unless the home has sold prior to that date.
2. The residence will be listed immediately but will not be placed on MLS service until approximately 120 days prior to the occupancy date.
3. The commission payable shall be our agent's rate of seven percent on the first $100,000 and three percent on the balance of the selling price.
We utilize the resources of our partners, Ano Leo from RE/MAX Real Estate Central and Michael Cain & Henry Cain from RE/MAX Classic Realty, to ensure we obtain the best price available. In the event that your home sells for more than the guaranteed you will receive the additional amount.
Our Home Trade-In Program also includes a free realtor consultation to determine the current market value of your home. |
